Build time ranges from 10 to 14 months depending on the number of bedrooms: 10 to 12 months for a 2-bedroom, 12 to 13 months for a 3-bedroom, 13 to 14 months for a 4-bedroom.

Resale offers immediate availability, but with trade-offs that are often overlooked: a higher price per m², existing rental agreements that must be honoured, refurbishment work, and a PBG that sometimes does not match the actual floor plan. The yield also reflects appreciation that has already been captured.

Construction allows customisation, a contractual price guarantee, PBG compliance, and above all a design tailored to the short-term rental market: 3 bedrooms, a pool, one bathroom per bedroom, open living spaces.

Land risks first: SHM titles held by a nominee with no protective contract, plots classified as green zone (jalur hijau) that are not buildable despite the sales promise, and the same plot sold twice to two foreign investors. Without independent verification by a PPAT, these situations go unnoticed until the permit application.

Then the administrative risks: a PBG permit missing or not matching the delivered plan, no tax declaration on rental income, a nominee structure without a reciprocal guarantee contract. A compliant PBG is the condition for legal rental operation.
