Building in Bali from France: a risky fantasy or a process you can actually control? At 12,000 km and a 6-7 hour time difference, everything rests on method: a structure set up remotely, a construction site documented on a regular schedule, payments locked to actual progress. Here is, step by step, how our clients in Paris, Geneva or Brussels manage their villa without relocating.

À retenir

  • A Bali project can be managed entirely from abroad: legal structure set up by power of attorney, video site reports every two weeks, handover based on a documented file.
  • The number one protection when investing remotely: staged payments indexed to actual progress, never a large upfront transfer without a verifiable milestone.
  • From the first video call to the first rental income: 14 to 18 months, one or two optional trips, and a dedicated team by your side from start to finish.

Can you really build in Bali without living there?

Yes, and it is actually the case for the majority of our clients: investors based in Paris, Lyon, Geneva or Brussels who manage their Bali project without relocating, with one or two optional trips over the entire duration of the project. More than 80 villas delivered since 2021 following this model.

The condition is not being on site: it is having a process that makes distance irrelevant, a legal structure set up remotely, construction milestones you can verify from your sofa, payments locked to actual progress, and a local team that speaks your language.

This page details that process step by step, exactly as we run it from our base in Kerobokan. At 12,000 km and a 6-7 hour time difference, improvisation is unforgiving; method is not.

Setting up your legal structure without traveling

The PT PMA (foreign-owned company) and the leasehold can both be set up remotely: drafting the articles of association with the notaris, OSS registration and obtaining the NIB, licenses, most of it is handled through powers of attorney and electronic or legalized signatures. A trip is not legally required to create the structure.

The real point of vigilance is not distance, it is the due diligence on the land: RDTR zoning, certificate, legal access, land history. These checks are carried out by professionals on the ground (notary, lawyer) and documented in writing: you validate based on documents, not on trust.

The full detail of land titles and the legal setup is in our PT PMA and land in Bali guides; our legal team orchestrates the whole process and hands you every document.

Following your construction site, with proof at every step

Our standard: a video site report every two weeks. Each report is a commented video walkthrough of the progress, from structural work to finishes. Over a 10 to 13 month build, you will have watched your villa go up stage by stage, without boarding a plane.

On top of that come the contractual milestones: each phase (foundations, structure, roofing, secondary works, finishes) is validated by a dated photo/video deliverable before the next one is triggered. Distance becomes a paradoxical advantage: everything is documented in writing, nothing relies on an impressionistic site visit.

Use this standard as a benchmark when choosing your builder: ask to see real biweekly reports from ongoing construction sites. A builder who documents has nothing to hide. The full selection criteria are in our guide Building in Bali.

Securing your payments from abroad

The non-negotiable principle: staged payments, indexed to the actual progress of the construction site, never a large upfront transfer disconnected from the works. Each payment call corresponds to a verified stage (through the video reports and milestones), which aligns the builder's interest with yours.

The funds flow through standard banking channels to Indonesia, traced and documented, which is useful both for your security and for your tax reporting obligations at home (see our guide on investor taxation).

Time difference, language, communication: the setup that works

Bali is 6 hours ahead of Paris in summer, 7 in winter, a gap that is very easy to manage: your morning is Bali's afternoon, and the shared 9am-12pm window (French time) is more than enough for a progress call every two weeks. Day-to-day exchanges happen over WhatsApp and video calls, with a team that supports you in your language from start to finish.

The classic mistake of a remote project is not the time zone: it is ambiguity about who decides what. Our organization sets a single point of contact, dated decision points (material choices, furnishing, finishes) and validation deadlines: you decide, the team executes, everything is tracked.

The result: clients who physically discover their villa finished, often during their first stay, once the property is already generating income.

Taking delivery and renting out without boarding a plane

Handover is based on a delivery file (reports, warranties, compliance documents, PBG/SLF permits) combined with a detailed room-by-room video inspection. The builder's warranty covers the first year of operation.

The rental launch follows without you: professional photo shoot, listing on the platforms, dynamic pricing and an on-site concierge service that handles guests, cleaning and maintenance. A well-positioned villa targets around 75% occupancy, see our rental management service.

From the first video call to the first rental income transfer, a complete project runs over 14 to 18 months, entirely manageable from abroad. That is exactly the scope of our turnkey offer.

Frequently asked questions

No. The legal structure (PT PMA or leasehold) is set up remotely through powers of attorney and a local notary, and the construction site is followed through video reports every two weeks. Many of our clients discover their finished villa during their first stay.

Through a commented video report every two weeks and contractual milestones validated by dated photo/video deliverables before each payment call. Everything is documented in writing.

Staged payments indexed to actual progress, never a large upfront transfer. Each payment call corresponds to a verified stage. Walk away from any request for 50% at signing.

No: 6-7 hours with France, a shared 9am-12pm window (French time) that is more than enough for the biweekly progress calls, plus the WhatsApp/video thread for day-to-day matters.

14 to 18 months from the first video call to the rental launch: legal setup, design, construction (10-13 months), furnishing and rental launch.

Conclusion

Distance is not the risk of a Bali project, the absence of method is. A clean structure, systematic documentation, progress-indexed payments: these three pillars make managing a project from France as safe as a local one.

It is the model proven on more than 80 villas delivered since 2021 to investors who, for the most part, only saw their villa once it was finished.
